2. How do guests leave reviews on the PM48 site?
1) After checkout we send a thank‑you email with a review link. 2) We may showcase verified Airbnb/VRBO reviews on our site. 3) Need a new link? Contact us and we’ll resend it.
3. What payment methods are accepted and when is payment due?
Major credit cards are accepted for online reservations. A signed rental agreement and matching government‑issued ID may be required. Payment due dates appear at checkout and in your confirmation.
4. What is your cancellation policy?
Policies vary by property and season; the exact terms are shown before payment and in your confirmation. For winter and holiday travel, we recommend trip insurance due to Flagstaff’s snow.
5. Is a security deposit or damage waiver required?
Most bookings include a refundable security deposit and/or a non‑refundable damage waiver. Amounts vary by home and stay length and appear at checkout.
6. Do you offer discounts for longer stays or repeat guests?
Length‑of‑stay discounts may apply automatically. Returning guests can contact us for loyalty offers when available.
7. What are the standard check‑in and check‑out times?
Check‑in is 4:00 PM and check‑out is 10:00 AM unless otherwise noted. Early check‑in or late check‑out may be available for a fee depending on scheduling.
8. How do I access the home and what if I arrive late?
Most homes use smart locks or lockboxes with unique codes. We send your code and arrival guide by email/SMS before check‑in. Late arrivals are fine—please observe quiet hours.
9. What is expected at check‑out?
1) Gather used towels in one location. 2) Start the dishwasher. 3) Bag and take trash to designated bins. 4) Lock doors and windows. Complete instructions are in the home guide and your confirmation.
10. Are parties or events allowed?
Unauthorized parties are not permitted. Small gatherings within posted occupancy may be allowed with prior written approval. City/HOA rules and quiet hours must be respected.
11. Are pets allowed?
Pet policies vary by home. Pet‑friendly homes require a fee and signed addendum. Unapproved pets or evidence of pets in non‑pet homes will incur additional fees.
12. Is smoking allowed?
Smoking and vaping are not allowed indoors. Where permitted outdoors, stay 20+ feet from doors and windows and fully extinguish. Local fire restrictions may apply.
13. What household essentials and linens are provided?
You’ll arrive to hotel‑style starter supplies—bath amenities, paper goods, trash liners, dish soap, and laundry pods—and fresh linens and towels. For longer stays, please plan to replenish personal items.
14. Do homes have Wi‑Fi, streaming TV, A/C, and heat?
High‑speed Wi‑Fi is provided. TVs typically support streaming apps (use your own logins). Most homes have central heat and either A/C or evaporative cooling; see the listing for specifics.
15. Are baby items available (pack ’n play, high chairs)?
Often available upon request (subject to availability). Please request during booking so we can confirm and prepare items for your stay.
16. What do cleaning fees cover and when are extra fees charged?
Cleaning fees cover professional turnover cleaning, laundering of linens and towels, and restocking of essentials. Excessive messes (e.g., glitter or confetti, smoke removal) or policy violations may incur additional charges.
17. How are deposits handled and when are they refunded?
Deposits are refunded after the home is verified to be in good condition. Please report any issues within 24 hours of arrival so we can assist and document.
18. What are the occupancy and parking limits?
Each home lists maximum overnight occupancy and on‑site parking spaces. Street parking may be limited in winter or by HOA rules. Exceeding posted limits violates the agreement and can lead to fines.
19. Do you allow corporate retreats or small ceremonies?
Many homes are suitable for groups and retreats. Small, non‑amplified gatherings may be possible with prior approval, adherence to occupancy and parking limits, and observance of quiet hours. Event fees and higher deposits may apply.
20. Do I need AWD/4WD in winter and what about weather conditions?
Flagstaff is at approximately 7,000 ft elevation and experiences snowy winters. AWD/4WD or chains are recommended during storms, especially on steep roads. Check weather and road conditions before traveling.
21. Are any homes step‑free or accessible?
Some homes have step‑free entries, main‑level bedrooms, or walk‑in showers. Please contact us before booking to confirm a suitable home for your needs.
22. How do you protect homes and neighborhoods? (Owners)
We screen bookings and verify IDs when required, enforce occupancy and parking limits, use smart tech for access and alerts, and comply with Flagstaff’s short‑term rental rules.
23. Age minimum, ID verification, and third‑party bookings
The primary guest must be 25+ and present for the stay. A signed agreement and matching ID may be required. Third‑party bookings are not permitted.
24. Noise, quiet hours, and neighbor respect
Keep outdoor sound to conversational levels and observe nighttime quiet hours. City or HOA violations and fines may be charged back to the reservation.
25. Hot tubs & outdoor features
Shower before use and never use glass near water features. Children must be supervised. Some amenities may be unavailable in freezing temperatures or during maintenance.
26. Wildfire awareness & burn bans
Northern Arizona can experience seasonal wildfires and smoke. Outdoor fire bans may be in effect; always follow current restrictions and never leave grills or fire features unattended.
27. Maintenance & emergencies
For life‑threatening emergencies, call 911 first. Then contact PM48 using the numbers in your confirmation so we can assist.
28. Prohibited uses
No illegal activity or fireworks. Commercial filming requires prior approval. Outdoor fires are not allowed during burn bans. Only registered guests may stay overnight.
